HISTORY



This property was owned by a school teacher couple from 1971, Sri.Joseph and wife. After retirement, they both wished to stay with their son at Cochin and entrusted me to find a genuine buyer for their property in 2012 April. I couldn’t get a single buyer for the whole property together and therefore I floated an enquiry to have investors register this property in parts for investment purposes. I was successful in finding investors and managed to relieve the family by the end of 2012. The investors gave me unconditional freedom to develop the property to my plans for value addition and I succeeded to achieve the target. I had MOU with the investors in sharing the extra sale proceeds they are getting with my development and marketing efforts with respect to the investment duration. The business equation worked out during these years on a win-win basis and I am left with about 3 acres of land out of the 8 acres to sell in plots.

No.2905/1961 - The certified copy of the first title deed of this property in possession with a company.


 No.1966-1351 - The next title deed in the name of an individual.


No.2449/1971 - The next title deed in joint possession of Mr. Joseph and another person. 


No.1571/1980 - The title deed with which Sri.Joseph became the single owner of the 8 acre property from which I took over the sales. 


All other documents are of the buyers and investors in which several properties are open for sale. 




PRICE RANGE, TERMS OF SALE, UTILITY CONNECTIONS



>  There is no standard pattern for the plots / portions of land on sale as it is all custom choice of the landlord. Genuine buyers will be first updated with all details from my office and later will be directly connected to the landlord.



>  Some plots are open for 70000/- per cent and some are having 1.25 Lakhs per cent non-negotiable price.



>  My assurance is that all plots will either have a bus route frontage or 15 feet driveway with legally binding easement right in the sale deed. 



>  There is a big well in the 8 acre property common for everyone to take water. This water source is so abundant that even a 10HP pump cannot drain it if run continuously. All plot owners are at their liberty to install a 1HP capacity pump and draw a pumping line through the duct provided along the internal roads. Alternatively, the plot owner can dig an open well in his plot, which would not cost more than 50000. 



>  Electric lines will be running along the internal road so that every plot owner can draw power connections with service cables. 



Genuine buyers will be given a relaxed time period for payment and registration.  All transactions will be directly with the landlord and there will not be any brokerage, commission or third party charges.
