History, price and terms of sale:
The villa is owned by a Gujarati couple who bought the land through my company (Blooms) in 2007. After the purchase of land, the family continued their work in the UK and I built the structure of this bungalow around 2012. By 2015, the family returned from the UK, completed the bungalow finishing works, interior, furnishing and lived here peacefully till date.
As they are having ancestral properties in their native place in the state of Gujarat, they are now planning to go back and therefore offering this property for sale.
My role in this deal is to find prospective buyers and get only the genuine contacts to have direct discussion with the landlord. As the owner's family is not conversant with Malayalam, I will be in the picture to help them out in the whole process of finding the buyer, negotiating and conducting a hassle free transaction for both.
I have enquired about the land price in this locality and assessed the value to get a fair deal for both the landlord and the purchaser. Small plots with good views in this locality are priced very high to the range of 2 Lakhs per cent. Large agriculture land parcels of more than 5 acre extents are quoted 60-70 Lakhs per acre. The construction work of this building to my valuation as a civil engineer is Rs.2650/- per SqFt, that is about 80 Lakhs. The driveway from the public road, which is beautifully aligned and laid with concrete surfacing, the watchman’s cabin at the entry point, the agriculture store room, the cantilever view point all together could be assessed to about 20 Lakhs. The unique panoramic view from the front yard and terrace are beyond my valuation capabilities. With these analytical factors, I leave the valuation left to the prospect’s discretion.
